Naperville Real Estate Market Update

April 2025:
- New listings were down slightly by 2.6% YoY.
- Closed sales dropped 9.7%, showing a cautious buyer pool.
- However, inventory increased by 24.3%, offering more choice for buyers.
- Median sales price decreased slightly to $678,750, a 1.1% drop YoY.
May 2025:
- A rebound in listings: +15.4% year-over-year.
- Closed sales declined 19.5% but average sales prices surged 12.4% to $828,391.
- Inventory grew again by 15.8%, helping ease the crunch.
June 2025:
- Median sales price jumped nearly 10% to $775,000—a strong sign of demand.
- Closed sales rose 12.5%, indicating increased buyer activity.
- Inventory levels rose 17.1%, continuing the positive trend for home seekers.
